Turning a former department store into a flexible commercial development takes more than a new fit-out. The electrical infrastructure must support a different way of using the building, with clear landlord and tenant supplies, adaptable distribution and lighting suited to very different spaces.
At Eden Shopping Centre in High Wycombe, Whitton Electrical worked for Jardak Services on the redevelopment of the former House of Fraser building. Our work brought together electrical infrastructure upgrades, commercial LED lighting and emergency lighting across multiple phases of the construction programme.
The existing electrical installation had to be adapted for a development intended to accommodate multiple retail and commercial tenants. That meant rethinking how power was switched, metered and distributed, while coordinating installation with the wider redevelopment.
The lighting brief was equally varied. Service corridors, loading bays, plant rooms and risers required robust, practical illumination. Public circulation areas called for architectural fittings that supported the finished environment. Emergency lighting had to form a coordinated part of the installation.
We modified the existing switchgear to accommodate building network operator (BNO) switching and installed new SSEN current transformer (CT) chambers and COP5 landlord metering.
Individual tenant supplies and expandable primary distribution provided a foundation for the building’s changing use. This approach addressed the immediate redevelopment while allowing the electrical infrastructure to support future tenant requirements.
Industrial LED fittings served the operational areas, with architectural LED lighting used in public circulation spaces. Integrated emergency lighting completed the installation.
Wireless occupancy sensors and intelligent lighting controls allowed lighting to respond to use, reducing unnecessary operation in unoccupied areas. An open-protocol control approach allowed for future expansion without committing the development to a closed system.
Our team worked through the construction phases alongside other trades, coordinating electrical installation with the programme. The completed systems were tested, commissioned and certified as part of handover.
The project gave Jardak Services a coordinated electrical installation suited to a multi-occupancy commercial development: defined landlord and tenant supplies, adaptable distribution, and lighting tailored to both operational and public-facing spaces.
It demonstrates how careful electrical planning can help an existing building accommodate a new purpose, with future adaptability considered from the outset.
